Things I Do to Sell Your Land


Create an information packet specific to your property to hand out to agents and potential buyers;

Order a listing package on your property;

Research the tax records for your property;

Determine the lot size, based on tax information, obtain copy
of existing as-built survey or plot plan to verify;

Research prior listings and sales of your property;

Research existing deeds on your property and determine if
further documents are needed;

Order a new as-built survey, plot plan, or re-certification by owner;

Order a resale certificate if applicable;

Obtain and examine a copy of the covenants, conditions and
restrictions for your subdivision;

Perform a comparable market analysis to determine your sites value;

Perform a visual inspection of the property to locate positive
as well as negative factors that may help or hinder the sale of your land;

Provide you with disclosure information for you to fill out regarding you property’s condition;

Provide you with a seller’s net proceeds sheet based on my
analysis to determine your costs;

Prepare all documents necessary to actually place your land on
the market;

Place the widely recognized Dynamic Properties sign on you property,
which lets everyone know your land is for sale;

Photograph your property for professionally designed flyers and marketing purposes

List you property in the Alaska MLS Service which indicates to
over two thousand members that your land is for sale;


Generate two sets of flyers showing a photograph and features of
your land and place on sign post;

Provide a copy of the flyer to each top selling real estate agent
in the Anchorage, Eagle River and Valley areas;

Provide a copy of the flyer to real estate offices in the
Anchorage, Eagle River and Valley areas;


Advertise your land for sale in the Anchorage Daily News as I
determine beneficial;

Hold an open house for real estate agents as I determine
necessary;

Each month, a flyer will be resent to all real estate offices in
the area to remind them about your land and ask for comments;

A new computerized comparative market analysis will be generated
monthly to insure that your house is priced competitively;

Your site is globally marketed on multiple Internet websites that provide information about your land to more than thirty million people within the first month.

Make sure your neighbors know your land is for sale by
doorknockers, flyers or phone;

Obtain payoff information on your existing loan(s);

I pre-qualify potential buyers before showing your land, if
possible;

Use my computer database to identify people who have been looking
for land in your area;

I will communicate regularly with lenders to keep informed on
various loan programs;

When offers are received I represent you in the negotiations (when
the offer is made by me or another agent in my office, some restrictions on
representation apply which we will discuss prior to listing);

I provide you with a net proceeds sheet when an offer is received
showing the costs you are expected to pay and the proceeds you can expect to
receive;

If necessary, I can provide you with a list of qualified contractors
to perform any necessary inspections on the property;

I constantly look for innovative ways to market your property
through advertising, target marketing, networking and my proven sales
techniques;

If a well flow test is necessary, provide you with a list of
qualified firms to perform the test;

If a septic inspection is necessary, provide you with a list of
qualified firms to conduct the inspection;

If necessary, help you arrange for a new inspection of the
property to address inspection concerns;

After the sale of your property, I become very involved in all
aspects of the financing and inspection issues regarding your land;

Help determine and require the proper documentation on the
credibility of any potential buyers;

Establish contact with the buyers financing company so I am aware
of the entire sequence of events leading to the closure of the transaction;

Get any walk away items (those conditions that allow buyers to not
perform) handled and signed off, for example resale certificates;

Help you negotiate the sale of your land to fit your time frame
and goals;

Provide you with the name of successful agents in your new
location who can begin sending you information immediately.

Obtain preliminary title reports and appraisal funds to expedite
your closing;

Provide the appraiser with additional comparables and market
information that affects the value of your land;

Continually update you on the sale of your land and encourage your
calls throughout the entire process;

Through the years I have established wonderful working
relationships with various appraisers, lenders, home inspectors and title
companies that allows me to provide pass through service to my sellers;

Coordinate all closing procedures to your needs;

Provide any agent information on your land as soon as they
request it;

Always have someone available in my office who knows the status of
your sale so you have an excellent contact at all times;

Listen thoroughly to all of your concerns and suggestions
throughout the transaction so that you are confident and secure that your
land sale is being handled professionally every step of the way.
